Pre-purchase Building Inspections in Western Australia
When making an offer on a property, it’s highly recommended your offer is made “subject to a building and pest inspection”. Other inspections may be recommended such as an electrical inspection, plumbing inspection or a pool inspection.
Pre-Purchase Building inspections
It doesn’t matter how old or new a house is, there is always the risk that a structural defect is present. Structural defects can be caused by a range of different reasons:
In older homes, major defects are commonly caused by movement/settlement of structures, deterioration of structural members/connections, insufficient fixings or poor maintenance.
Newer homes with major defects are less common, however they can still be present due to substandard building workmanship, incorrect structural members/fixings used or movement/settlement poorly constructed site works.
Arranging a Building Inspection
If the sale of the property is made “subject to a building inspection”, many real estate agents will use the REIWA annexure to outline the conditions relating to a building inspection. Item 7.5 refers to a ‘Pre-purchase Building Inspection to be carried out as per AS 4349.1 2007.
It’s important the building inspection is carried out strictly in accordance with the Australian Standard by a registered builder. Unfortunately, some inspection companies have been found NOT carrying out building inspections as per the Australian Standard and by inspectors NOT suitably qualified. A building report not in accordance with the Australian Standard can potentially compromise the sale contract and leave you misinformed.
